Project delays are understandably frustrating, but they don’t always indicate a problem with the development. In many cases, construction continues as planned with revised completion dates. The important thing is understanding what the delay means for you and what steps to take next.

A project that moves by one quarter is not the same as a development that has stopped for an extended period. Delay is also different from formal cancellation. Each situation creates a different set of practical and legal questions.

This guide explains the steps buyers can take, the protections that exist in Dubai and why the specific contract and project status matter.

Start by separating delay from cancellation

A delayed project is still active but is not expected to meet the earlier completion date. Construction may be progressing more slowly than planned, the developer may be waiting for approvals or the wider phase may have been rescheduled.

A suspended project may show limited or no current progress, but it has not necessarily been cancelled. A cancelled project is one that has been formally cancelled through the relevant regulatory process.

This distinction matters because a missed marketing date does not automatically entitle every buyer to cancel the SPA or receive an immediate refund. The contractual date, permitted grace period, reason for delay and official project position all need to be reviewed.
