What completion timeline is best for your goals: 12, 24 or 36 months?

One of the biggest decisions when buying Off Plan isn’t just where you buy- it’s when your property will be ready. A 12-month completion can suit buyers who want to move quickly, while a longer timeline may offer greater flexibility with payments and planning.

There is no single best completion timeline for every buyer. The right choice depends on when you need the property, how you will fund it, whether you are buying to live in or invest, and how much uncertainty you are comfortable carrying.

This guide compares the three main timeframes and explains how to match an Off Plan completion timeline with your real goals.

Why the completion timeline matters

Completion affects more than the date you receive the keys. It influences the amount of time available to build savings, the payment milestones you may face, when rental income could begin, how long you remain exposed to construction risk and how the wider community may develop around the property.

For an end user, the completion date may need to align with a lease ending, relocation, school year or family plan. For an investor, it may determine when the property can start producing income, when a resale might be possible and how long capital remains committed without a completed asset.

The advertised handover date should therefore be treated as part of the wider buying decision, not as a line at the bottom of the brochure.

Expected date versus contractual date

Marketing material may show a target quarter or year, but the Sale and Purchase Agreement, or SPA, is the document that sets out the contractual terms. Buyers should review the expected completion date, any permitted grace period, notice process and what the agreement says about changes or delays.

The project’s current progress can be checked through Dubai Land Department services. Its Project Status Enquiry and Dubai REST tools provide reported completion information, project details, actual images and other available data for registered Off Plan developments.

Timeline and payment plan are connected, but not identical

A longer project does not automatically mean an easier payment plan. Some 36-month developments require substantial construction-stage instalments, while a shorter project may offer a simple schedule or a larger handover payment.

Compare the dates, percentages and trigger points of every instalment. Payment plans may be fixed to calendar dates, linked to construction stages or weighted towards handover. Buyers relying on finance should also confirm when a lender may release funds and whether the project is eligible.
